Is the Chittenden County Real Estate Market Heating Up This Spring 2026?
If you have been following our monthly updates, you already know that inventory continues to be the most important factor in our market. It influences pricing, shapes competition, and ultimately determines whether we are in a buyer’s or seller’s market.
As we move deeper into the spring market, there is one key question to keep in mind:
Are we gaining inventory, or are buyers absorbing it just as quickly as it hits the market?
Let’s take a closer look at what the April numbers are telling us.
Median Sales Price: A Shift Year Over Year, but Momentum Month to Month
In April, the median sales price came in at $492,500, which represents a 8.8% decrease compared to last year.
Single-family homes had a median price of $542,000, reflecting a 8.3% decrease year over year. In contrast, condos performed very differently, with a median price of $430,000, which is a 19.4% increase.
When we compare these numbers to March, we see a different story. In March, the overall median price was $434,500, and condo prices were at $327,000.
This means that prices increased significantly from March to April, especially in the condo market.
The key takeaway here is that while prices appear softer when compared to last year, the short-term trend is showing renewed upward pressure.
New Listings: Inventory Growth with a Clear Divide
In April, there were 176 new listings, which is a 9.3% increase compared to last year.
However, the breakdown tells a more detailed story. Single-family home listings actually decreased by 6.5%, while condo listings increased by 40.7%.
When compared to March, where there were only 118 new listings, it is clear that we are seeing a typical seasonal increase.
That said, most of this growth is coming from the condo market.
The takeaway is that single-family inventory remains limited, which continues to create challenges for many buyers.
Months of Supply: A Market That Remains Competitive
Months of supply helps us understand how competitive the market really is.
In April, there were:
- 2.4 months of supply overall
- 1.7 months for single-family homes
- 3.4 months for condos
Interestingly, when compared to March, where overall supply was 3.2 months, supply has actually decreased.
This means that even though more homes came onto the market, buyers purchased them quickly enough to keep inventory tight.
The takeaway is that we are still in a seller-leaning market, particularly in the single-family segment.
Pending Sales: A Clear Surge in Buyer Activity
April showed a strong increase in buyer demand.
There were 246 pending sales, which is a 33.7% increase compared to last year.
Breaking that down further:
- Single-family homes saw 151 pending sales, up 26.9%
- Condos had 95 pending sales, up 46.2%
When compared to March, where there were only 121 pending sales, the increase is significant.
In fact, pending activity essentially doubled from March to April.
This clearly indicates that buyers are active, engaged, and making decisions quickly.
What We Are Seeing Right Now
When we step back and look at the overall picture, a few trends become clear.
We are seeing prices stabilizing on a month-to-month basis, along with an increase in new listings and a significant rise in buyer activity.
In the current market, there is a noticeable mix of new sellers entering, particularly in the condo segment, and highly motivated buyers.
Single-family homes continue to see strong demand, and properties that are priced appropriately are moving quickly.
Spring 2026 Outlook: What Comes Next?
Looking ahead, if the current pace continues, we could see continued price stability or even upward pressure.
If interest rates decrease, that could bring even more buyers into the market, which would further increase competition.
However, everything still comes back to inventory.
If inventory begins to rise in a meaningful way, the market could shift toward a more balanced or even buyer-leaning environment. If not, we are likely to remain in a competitive market.
At this moment, demand is still absorbing available inventory, which is keeping conditions competitive.
Final Thoughts
Although some of the year-over-year data suggests softening, the month-to-month trends tell a different story.
The market is clearly gaining momentum as we move into the spring season.
Inventory will continue to be the most important factor to watch, as it will determine how the market evolves in the coming months.
