Vermont Real Estate Market Update February 2026

If you’ve been wondering what the Chittenden County real estate market is doing right now, you’re not alone. February is a pivotal time of year, we’re coming out of winter, inventory is beginning to shift, and buyers and sellers are quietly positioning themselves for spring.

Below is a breakdown of what we’re seeing year-to-date in the Chittenden County market for single-family homes and condos, comparing current data to both last month and this same time last year.

Let’s dive in 👇

Median Sales Price: Values Continue to Rise

Let’s start with pricing, because that’s always the first question.

The median sales price in Chittenden County is currently $499,000.

  • ⬆️ Up 4.6% from last month
  • ⬆️ Up 6.4% from this time last year

Even early in the year, prices are still trending upward. While we’re no longer seeing the extreme appreciation of past years, this type of growth points to a much healthier and more sustainable market, one where demand is still strong and values continue to build over time.

Days on Market: Buyers Are Taking More Time

This is where we’re really starting to see a shift.

The average days on market is now 26 days.

  • Last month: 17 days
  • Same time last year: 17 days

Homes are sitting a bit longer, and that’s not a bad thing. Buyers are becoming more selective, taking time to evaluate options, and making more intentional decisions. This is a clear sign the market is normalizing, not slowing down.

New Listings & Inventory: Seasonal Growth, Limited Supply

Inventory always tells an important story.

So far this year, we’ve seen 115 new listings come to market.

  • ⬆️ Up 91% from last month (a very typical seasonal jump from December to January)
  • ⬆️ Only 1.8% higher than last year

While inventory is improving month over month, we’re not yet seeing a major year-over-year increase. It’s still early, but this will be one of the biggest factors to watch as we move closer to spring.

Months of Supply: Still a Seller-Leaning Market

Months of supply helps us understand market balance.

Right now, Chittenden County sits at 2.4 months of inventory.

  • ⬆️ Up 45% from last year
  • ⬆️ Up 57% from last month

Even with this increase, anything under six months is considered a seller-leaning market. That said, buyers are finally starting to get a little more breathing room, especially compared to the ultra-competitive conditions of recent years.

Pending Sales: Winter Caution Is Normal

There were 86 homes that went under contract.

  • ⬇️ Down 14% from last month
  • ⬇️ Slightly lower than last year

This is very typical for the winter market and reflects buyers keeping a close eye on interest rates, pricing, and available inventory before making a move.

February Market Outlook: What This Means for Buyers & Sellers

Here’s the big picture.

Buyer demand is still very real. In fact, just within the past week alone, I personally had three new buyer consultations and three new seller consultations, a strong indicator that people are actively preparing for the February and spring markets.

There’s a lot of pent-up demand right now. Many buyers and sellers have delayed plans, but life doesn’t stay on hold forever. We’re continuing to see clients who are selling and buying at the same time, carefully navigating this evolving market.

If interest rates remain favorable or improve, activity is likely to increase. Ultimately, inventory will be the biggest factor impacting pricing in 2024, and it’s exactly what we’ll be watching most closely moving forward.
