Vermont Real Estate Market Update October 2025

As we step into fall, it’s the perfect time to pause and take stock of where Vermont’s real estate market stands — and where it’s headed as we wrap up 2025.

At Catalyst Realty Collaborative, we love helping our clients make confident, well-informed decisions, and that starts with understanding the numbers. In this month’s market update, we’re diving into what’s happening across Chittenden, Franklin, and Washington Counties — from home prices and days on market to inventory and mortgage rates.

Chittenden County: A Steady, Healthy Market

Across Chittenden County, median home prices are up about 3.4% year-to-date. After several years of rapid appreciation, this more moderate growth signals a healthy and stabilizing market.

Homes are still selling quickly — averaging just 12 days on market — showing that demand remains strong, particularly in Burlington and surrounding towns. Inventory has ticked up slightly to 2.6 months of supply, giving buyers a touch more breathing room without shifting the balance away from sellers.

Franklin County: Leading the Pack in Appreciation

Franklin County continues to shine, posting 8.5% appreciation over the past year — the highest among the three counties. Many buyers are drawn north for more space and affordability, and demand has remained consistent.

Homes here are moving fast, spending about 14 days on market on average, and inventory currently sits around 2.1 months of supply, keeping the area in firm seller’s market territory.

Washington County: Steady Growth and More Choices

In Washington County, appreciation has landed around 6% for the year — a solid pace that shows stability after the market’s peak a few years back.

Homes are selling a bit slower than in the summer months, with an average of 24 days on market, and inventory has climbed to 3.6 months of supply. That’s the highest level of the year so far, creating a few more opportunities for buyers to explore their options while still maintaining overall market balance.

Mortgage Rates: Trending in the Right Direction

Mortgage rates have been one of the biggest stories in real estate since 2023. After peaking above 7.5% in late 2023 and early 2024, rates have gradually eased, dipping below 7% several times this year.

Now, as we move into the final quarter of 2025, the trend looks promising — with some forecasts pointing toward rates closer to 6% in the coming months.

That’s good news for buyers: for every half-percent drop in mortgage rates, borrowing power can increase by roughly $10,000. Lower rates could invite more buyers back into the market and help unlock new opportunities heading into 2026.

What Does This Mean for You?

Overall, Vermont’s market remains steady, competitive, and full of opportunity — but the key is strategy.

If you’re thinking about buying, this fall could be an ideal window to explore options before competition heats up again next spring.
If you’re planning to sell, steady prices and low inventory mean your property could still stand out to serious, motivated buyers.
