Should I Sell My Vermont Home This Fall? 3 Signs It Might Be the Right Time

Every fall, I hear the same question from homeowners across Chittenden County: “Should I wait until spring to sell my home, or is now a good time?”

Spring has traditionally been the busiest season for real estate in Vermont, but this fall is shaping up to be just as powerful of an opportunity for sellers. In fact, in some ways, it might even be the smarter move.

Here are three reasons why selling your Vermont home this fall could be the best decision you make all year.

1. You’re Feeling Motivated — a Level 10 Motivated

Sometimes, the decision to sell isn’t about timing the market — it’s about timing your life.

If you wake up every morning thinking about moving, if your current home no longer fits your needs, or if you know a change in location would dramatically improve your lifestyle, that’s your sign.

Maybe it’s a new job. Maybe you’re dreaming of more space, a quieter street, or simply friendlier neighbors. Whatever the reason, if your motivation is at a “level 10,” waiting another six months is only delaying the lifestyle upgrade you’re craving.

2. You Want to Be in Your Next Home Before the Holidays

Imagine this: It’s December, and you’re hosting Thanksgiving dinner in your brand-new kitchen. There’s more space for family, better flow for entertaining, and the holiday memories you’ve always pictured are finally possible.

If that vision speaks to you, selling this fall is the path to making it real.

It takes a little time to prepare your home for market — usually 1–2 weeks of strategic prep and staging. Buyers are active right now, and with the right timeline, you could be in your new home just in time to host the holidays in style.

3. The Market Is Working in Your Favor

Yes, spring is typically strong for sellers — but this fall’s numbers tell a compelling story.

In Chittenden County, we’re seeing:

    • Median sales price: $550,000, finally surpassing last year’s peak.

    • Inventory: just 1.6 months’ supply (down from 2.5 earlier this year).

    • Demand: still strong, with multiple buyers competing for fewer homes.

This creates pricing pressure — fewer choices for buyers mean your home has a greater chance to stand out. Right now, homes are selling at 99.6% of asking price. Based on what I’m seeing in the field, I fully expect that number to climb back over 100% as competition heats up.

Just this past week alone, I’ve shown homes to six different sets of buyers. Compare that to August, when I was working with only two. September is already buzzing, and the momentum is only growing.

The Bottom Line

If you’ve been asking yourself, “Should I sell my Vermont home this fall?” the answer might just be yes — especially if:

    • You’re highly motivated to make a move,

    • You’d love to be in your new home before the holidays, or

    • You want to take advantage of today’s competitive market.

Selling a home isn’t something to rush, but it also takes preparation. If you’re even considering a move, now is the time to start the conversation. That way, we can complete any prep work and have you listed by late October — positioning you for the strongest results.
