When is The Best Time to Sell My Home in Vermont?

Timing Isn’t a Myth—It’s Math 🔢

You may have heard, “The best time to sell is anytime!” If that were true, every listing would fetch multiple offers over asking no matter the season. Reality check: they don’t. Homes move (and stall) in clear, repeating cycles. The Northwest Vermont REALTOR® Association’s monthly statistics show the same pattern year after year—tight inventory and stronger sale-to-list ratios in late spring, as well as mid fall. NVRA

Why Those Waves Happen 🌊

    • School calendars: For your spring buyers, families aim to close before the first bell in August.
    • Seasonal changes and events: Buyers feel the energy of spring and the romantic fall in Vermont with a desire to be in a home before the holidays.

    • Weather: Buyers prefer touring when driveways aren’t hidden by snowbanks.

    • Interest-rate shocks: Like in 2022-23 When rates jumped from ~3.5 % to 7 % in 12 months, a $4,000 payment on an $800 k home ballooned to roughly $5,400—shrinking buying power overnight.

    • Inventory momentum: More “For-Sale” signs appear after July 4th, giving buyers options and nudging prices down.

Local Proof in One Quick Graph 📈

Take a look at this graph for 3-bed homes in Chittenden County. The spikes you’ll see each season aren’t random—they’re demand surges. The valleys in Jan-Feb, July-August… That’s the market catching its breath. If timing truly didn’t matter, that line would be flat.

Case Study: New North End Win 💪

Last summer I met homeowners in Burlington’s New North End. Inventory was low but rising. Three years of NVRA trend data told us August sales dip. We waited. A nearly identical house listed in mid-July and settled for $500k. We launched four weeks later, rode the early-September bump, and closed at $550k—a cool $50k swing for 30 days of patience.

So, When Should You Sell?

Every property type has its own micro-season, but in most Vermont neighborhoods you’ll maximize visibility and price by:

    1. Listing between either mid Sept and October OR mid-April and late June when buyer tours, pending sales, and list-to-sale ratios peak.

    1. Avoid the lulls- Summer time (July-August) or quiet Winter (late Dec-January) unless you must move quickly or price aggressively.

    1. Tracking rates: If 30-year mortgages drop 0.5 – 1 point, expect a mini-rush—be ready to pounce.
