Understanding How Realtor Commissions Work in Vermont Real Estate
One of the most common questions I hear from buyers here in Vermont is: “Who pays the Realtor fees?”
It’s an important question—especially when you’re trying to understand what costs you’ll actually be responsible for as a homebuyer.
Here’s the real truth: both the buyer and seller contribute to the Realtor fee, but how it’s paid out of pocket is the key part to understand.
Who Actually Pays Realtor Fees at Closing?
In most Vermont home sales, it’s the seller who pays the real estate commissions at closing.
When a seller lists their home, they agree upfront to pay a commission to their listing agency. That commission is negotiated between the seller and their agent—it’s not fixed or set by any rule.
Typically, that agreed-upon fee is split between the seller’s agent and the buyer’s agent.
So when you’re working with me as your buyer’s agent, you’re getting professional guidance, market expertise, and negotiation power wrapped right into the price of the home—without having to write a separate check at closing.
Are There Exceptions?
Of course! Real estate is full of “it depends” moments.
Every once in a while, (I’d say less than 10% of the time here in Vermont), a seller might not be offering a buyer’s agent commission. In those rare cases, the buyer and their agent can discuss other arrangements.
Here’s the good news: when that happens, I negotiate for my fee to be paid—and yes, I’m very successful at it!
At the end of the day, sellers want to sell their home. And when we bring them a qualified buyer and demonstrate the value we bring to the table, they’re more than happy to work with us.
Why Having a Buyer’s Agent is Worth It
Buying a home without an advocate is like heading into TJ Maxx with only 10 minutes on your watch—it just doesn’t make sense!
Having an experienced Realtor in your corner ensures you’re protected, informed, and empowered every step of the way.
The best part? In nearly all Vermont home purchases, the seller covers the Realtor fees, meaning you get representation and expert advice without adding extra cost to your down payment or closing expenses.
